Land at Copseland and Sutton Cottage

(Report Item B.7)
Erection of eight flats with associated parkingRESOLVED to REFUSE for the following reasons:
1. Policy PE10 of the Surrey Structure Plan, Policy DE1 of the Waverley Borough Local Plan 1993 and Policies D1 and D4 of the Waverley Borough Replacement Local Plan (Deposit Draft) 1999 set the criteria against which, when the principle of new development is considered acceptable, the design and layout of such development will be assessed. The proposed development conflicts with Policy DE1 for the reason given below:-

The proposal would be visually over dominant
and would lead to an overdevelopment of the
site, resulting in a building of unacceptable height
and mass, detrimental to the amenities and
privacy of other dwellings, and out of scale and
character with the locality.

2. The proposal would be likely to result in material harm to mature trees and the pleasant landscaped open character upon the site, contrary to the aims of Policies DE2 of the Waverley Local Plan 1993 and BE2 of the Waverley Borough Replacement Local Plan (Deposit Draft) 1999.
