There are unlikely to be any significant social, environmental or economic implications associated with this report due to the nature of the recommendations and the site concerned. There may, however, be some positive local environmental implications as the appearance of the land may improve from its present overgrown state when it is maintained by the owners of 20a Sunvale Avenue as part of their property.

E-Government implications:

There are no e-government implications associated with this report due to the nature of the recommendations.

Resource and legal implications:

The sale would provide a capital sum for the Council.



1. The land in question is shown on the plan outlined at Annexe 1 and is a small strip of land adjacent to 20a Sunvale Avenue, Haslemere.

2. The land has a few young tall trees and is presently overgrown with weeds which are pushing over the top of the fence that separates the land from 20a Sunvale Avenue. This is causing concern for the owners at 20a Sunvale Avenue as it allows their three year old daughter to get out of the garden.

3. The owners of 20a Sunvale Avenue have been weeding the land for the past four years but no longer have the time to continue with this. They would therefore like to purchase the land to be able to remove the roots and clear the land completely.

Conclusion

There would appear to be no reason not to sell the area of land outlined on the attached plan to the owners of 20a Sunvale Avenue.

Recommendation (as contained in the previous report to the meeting on 3rd June)

It is recommended that the land shown on the annexed plan be sold to the owners of 20a Sunvale Avenue, Haslemere, on the terms and conditions set out below and in the (Exempt) Annexe.

1. The land is to be used as garden land only.

2. Planning advice should be taken for any fencing that is to be erected adjoining the highway.

3. Any other fencing is to be erected to the specification of the Director of Housing.

4. The applicant is to be responsible for the Council’s legal costs in preparing the agreement.

Reconsideration of the proposal

The Executive to give further consideration to this proposal in the light of information gathered at the site visit on 17th June.
