Title:
LAND REAR OF 11 HYDESTILE COTTAGES, HAMBLEDON ROAD, HYDESTILE

Summary and purpose:

This report seeks authorisation for the sale of a small area of land to the rear of 11 Hydestile Cottages, shown hatched on the plan annexed, to be used as garden land. The Housing Department is happy for the sale to take place.

The Council will obtain a small capital sum from the sale.

Introduction

1. The owners of 11 Hydestile Cottages expressed an interest in extending their rear garden when the proposals for the demolition of the garages to the rear of 11 and 12 Hydestile Cottages were first raised with them. Whilst their front garden is fairly large, it is open to passing traffic, and their rear garden is fairly small. The land in question, shown hatched on the plan at Annexe 1, comprises the hard surfacing of the garage slabs and roadway. Access to the parking area by 10 Hydestile Cottages will be maintained, though in a different place.

2. The garage and parking area is not considered suitable for development. The parking area will be used mainly by 10, 11 and 12 Hydestile Cottages and does not require being as large as it is at present. The housing department is happy with the proposed sale, as it will generate a capital receipt. The terms and conditions for the sale are set out in the (Exempt) Annexe.

Recommendation

It is recommended that the land shown hatched on the plan at Annexe 1 be sold to the adjacent owners at 11 Hydestile Cottages, on the terms and conditions set out in the (Exempt) Annexe, other terms and conditions to be agreed by the Property and Development Manager.
